Does your client require a survey?



We often hear clients say something like The estate agent told me I didn't actually need a survey as the property's only three years old.

However, it's very risky to provide buyers with your thoughts on this aspect and by doing so, you could be exposing yourself to a potentially very expensive claim. In short you should never advise a buyer against having a survey, no matter how sound the property would appear to be. If it later transpires that there's a defect that a survey would have highlighted, the buyer may bring a claim against you for advice which they now claim has caused them to suffer a loss.
